1. Reservations

A booking is confirmed only once the advance payment has been received and acknowledged by Book My Villas. Prices shown are per night and may vary by season; the exact rate for your dates is confirmed at the time of booking.

2. Guest Conduct & House Rules

• No smoking inside the villa — outdoor areas only.
• Noise levels must be kept moderate; no loud parties or unauthorised events.
• Pets are allowed only at villas explicitly marked pet-friendly.
• Guests are responsible for any damage caused to the property during their stay.
• Occupancy must not exceed the maximum guest count listed for the villa.

3. Check-in & Check-out

Standard check-in and check-out times are communicated at the time of booking confirmation. Early check-in or late check-out is subject to villa availability and may incur an additional charge.

4. Liability

Book My Villas facilitates bookings for independently operated villas. While we vet every property and coordinate with on-ground caretakers, we are not liable for events outside our reasonable control, including weather, third-party service providers, or acts of nature.

5. Experiences & Add-ons

Concierge experiences (chef, bonfire, photoshoot, cab bookings, etc.) are arranged on request and may carry additional charges not included in the base villa price, communicated before confirmation.

6. Changes to These Terms

We may update these terms from time to time. Continued use of the site or a completed booking constitutes acceptance of the terms in effect at that time.
